The Internet has made possible entirely new methods of real estate promotions and sales. Now home listings can be put online and accessed by realtors and prospective buyers from all over the planet. Using the internet effectively is not merely a matter of building a website and having it go live. It must show up highly in searches.
When something is placed on the internet by a selling agent it must be found by others – buyers in the case of a home for sale – to be effective. Having something show up on the 10th page of a google search is not very effective. Not having it show up at all is even less effective. When it does show up, what is the first impression created? Is the home shown correctly, accurately and does it show well. Is there enough information presented to have a buyer want to see the home. Is there a way for a buyer to request and obtain more information quickly? This is only one very small consideration and agent role of 21st Century marketing. There are many more considerations.
Knowing “what” to do is the first step. Knowing “how” to do it is a related very important step. Many people can read about what to do but few people are trained in how to do it. Anything can be learned over time but when you are trying to sell a house, is that the time for on the job training? Only you can answer that question. Real estate agents get some initial training through their formal education in the “what” of rudimentary marketing but they do not get the “how”. There are many ways that they can learn the how. Life experience, previous professional experience. and formal training courses paid for by the individual agent are all valid methods. How much an individual agent knows will vary as much as the differences in character and competence of these agents.

Even when an agent understands what is needed to be successful, the real challenge is knowing how to get things done for success. As with any great strategy, resources are required for its implementation. Resources are seldom infinite so resource apportionment and tradeoffs are regularly part of the implementation plan. Too much of one element often means too little of another. Getting it right means having a focused ongoing determination and effort along with the flexibility to adapt the plan when metrics establish the need to do so. What worked last week, month or year may not work next week, month or year.
Let’s discuss one very small example. In today’s market, all real estate agents should understand the importance of having a website. What is surprising is that some do not have them. What is more surprising is that some do now understand this need. Let’s assume that a specific agent does understand this important point. Knowing what is important (the website) does not mean that the agent also understands how to use the website properly and effectively. There are agents who believe that they just have to buy a website and have it go live online for it to be found. Clearly this is not the case. The point being made and reinforced here is to understand the wide spectrum of real estate agent knowledge and competence that exists in the real world and in a specific market area. A competent agent should know what and how to market homes effectively.
