A home properly prepared and presented will show better than a competitor home that is not. First impressions are everything in real estate. You do not get a second chance to make a good first impression so make it count when it comes to marketing your home. Don’t take a chance on missing out on maximizing the “salability” of your home. This is important in all types of markets but especially important when the current market does not favor a seller.
Let’s look at this from a different perspective. As a seller you want your home to show well and for the way it is marketed to attract buyers and offers. Consider this from the perspective of a buyer. Where does a buyer normally start to look for a home? Between 80 and 90 percent now start their home search online. Therefore, your home needs to be marketed online and it needs to show well. While photos of a home, no matter how great they may be, can present your home and its features fairly well, they cannot represent your home to a buyer as well as a video can. A video is currently the next best thing to walking through your home. A good video can give a sense of the layout and flow of your home better than photos. Videos are not as good as an actual walk through but done well they may be able to attract the buyer enough to get them to want to view your home. The key here is not to turn off a buyer based on what is presented online. Bad photos, an insufficient number of or the wrong type of photos can do this. So can no photos. Why engage an agent who just uses photos? Why not engage one who uses all of the latest marketing methods?
Some times real estate agents purposefully do not take photos in order to avoid turning off a buyer. For example, if the condition inside a home is bad, they may elect to only photograph the outside. This is a bad move for the seasoned buyer. The first question a buyer will often ask is why are there no photos of the inside of the home. All too often, the answer rests with the condition of the inside. Is it not better to address the condition before you sell? Why try to hide something? If you do what do you think the reaction of the buyer will be?
As a minimum, market heavily online and use good quality video to supplement good quality photos of your home. Take and present as many photos as is necessary to provide a good overall sense of all of the home. Do not try to hide anything. Most people do not like surprises and few like bad surprises.
