If you have not purchased or sold a home in BC recently, you may not be aware of recent changes in real estate law or that shopping for a home is not like shopping for a car or some other product. It is a unique process that is not well understood by many people. For example, it involves a professional business relationship between a consumer and a real estate agent with government mandated agency and fiduciary responsibilities.
Real estate in BC is highly regulated by the government and the laws and regulations placed on the industry are regularly reviewed, updated, and changed. One of the most recent significant changes by the government was to ban realtors from providing representation to more than one person at a time in the same transaction. As a realtor, I can work for either a buyer or a seller in the same transaction. More information can be obtained here for a buyer https://www.recbc.ca/consumers/buying-home-bc and here for a seller https://www.recbc.ca/consumers/selling-home-bc
While many laws apply to real estate, the principal one is called the Real Estate Services Act and it has detailed real estate services regulations and rules. Real estate agents may give factual responses to general questions to real estate inquiries but all realtors in the province of BC are required to provide consumers with a mandatory disclosure before providing any real estate services to them. Three examples of real estate services are making representations about the real estate, showing a home, and advising on the price of a home. As well, real estate agents are required by federal law to identify and document the identity of people before they engage in real estate transactions.
As a licensed real estate professional, our responsibilities are established in the Real Estate Council Professional Standards Manual. Brett helps consumers on a client basis in order to provide people with the highest level of real estate service provided for by law.
One of Brett’s goals is to fully explain the real estate process at each step of the way so that his clients are comfortable making the decisions they make on what is often one of the most important financial decisions of their lives.
Brett is currently taking new clients. If you are interested in meeting to discuss your real estate needs with him please let me know so that he can set up an appointment to explain how he can meet your real estate needs and how his services differ from other realtors.
Let’s get started by filling out the form below and sending it to Brett. You will be glad that you did.
